Overview Roper Gulf Regional Council is seeking qualified contractors to complete repairs, maintenance and upgrades to multiple houses across Mount Catt and Baghetti Homelands. About Mount Catt is a remote Aboriginal homeland (outstation) located in south-central Arnhem Land, serviced by the Roper Gulf Regional Council through funding from the Department of Housing, Local Government and Community Development. Mount Catt is located approximately 32km from Bulman and 338km from Katherine. Baghetti is a remote Aboriginal homeland and family outstation located on the banks of the Wilton River, serviced by the Roper Gulf Regional Council through funding from the Department of Housing, Local Government and Community Development. Baghetti is located approximately 18km from Bulman and 324km from Katherine. Scope At Mount Catt, works to Houses 1, 3 and 4 must be completed first. Works to House 2 must not commence until the occupants of House 2 have relocated into one of the spare completed houses, being House 1 or House 3. Mount Catt, House 1 - Kitchen Replace gas stove to match existing Replace 2 windows, approximately 1500x1200, with new sliding windows including Crimsafe to cover the whole window and make good surrounding area Remove tiles, area approximately 22m², prepare substrate in accordance with relevant Australian Standards and coating manufacturer's recommendations, and apply an approved non-slip two-pack epoxy coating system with integral 200mm coved skirting to flooring Mount Catt, House 1 - Bedrooms 1, 2 and 3 Replace fans and switches with new Replace lights with new oyster LEDs and new switches as required Remove tiles, each room approximately 13m², prepare substrate in accordance with relevant Australian Standards and coating manufacturer's recommendations, and apply an approved two-pack epoxy coating system with integral 200mm coved skirting to flooring Replace windows (2 in each room), approximately 1200x1200, with sliding windows including Crimsafe to cover the whole glassed areas and make good surrounding area Replace each existing entrance door with a solid core door, replace door jamb with steel, install entrance set and snib deadbolt, and paint all replaced doors, steel door jambs and associated exposed surfaces on completion Mount Catt, House 2 - External Replace existing gutters with new stainless steel, approximately 150x150x20000mm Mount Catt, House 2 - Laundry Replace laundry sink and plumbing P trap to match existing Mount Catt, House 2 - Bedrooms 1, 2 and 3 Replace fans and switches with new Replace lights with new oyster LEDs and new switches as required Replace louvers and galleries with new, approximately 1200x1500 Replace each existing entrance door with a solid core door, replace door jamb with steel, install entrance set and snib deadbolt, and paint all replaced doors, steel door jambs and associated exposed surfaces on completion Mount Catt, House 2 - Bathroom Remove internal cladding and re-sheet all walls with 6mm CFC sheeting, area approximately 12m² Prepare the substrate so it is sound, dry, level and suitable for waterproofing and coating Waterproof the bathroom floor and apply an approved non-slip two-pack epoxy coating with 200mm coved skirting to all perimeter walls, complying with Australian Standards including AS 3740, the National Construction Code and all applicable standards Provide a waterproofing certificate on completion Prepare and paint all remaining exposed surfaces Replace existing toilet suite, including cistern, pan, seat, fittings and connections, and leave fully operational on completion Mount Catt, House 3 - Kitchen Remove existing floor tiles and 200mm skirting to kitchen area, approximately 21.2m², and prepare substrate in accordance with relevant Australian Standards and coating manufacturer's recommendations Apply an approved two-pack epoxy coating system to the kitchen floor, including integral 200mm coved skirting to all perimeter walls Replace 2 windows, approximately 1500x1200, with new sliding windows including Crimsafe to cover the whole glassed area Mount Catt, House 3 - Bedrooms 1, 2 and 3 Replace fans and switches with new Replace lights with new oyster LEDs and new switches as required Remove existing floor tiles and 200mm skirting, each bedroom approximately 12.8m², and prepare substrate in accordance with relevant Australian Standards and coating manufacturer's recommendations Apply an approved two-pack epoxy coating system to each bedroom floor, including integral 200mm coved skirting to all perimeter walls Replace windows (2 in each room), approximately 1200x1200, with new sliding windows including Crimsafe to cover the whole glassed area, and make good surrounding area Replace each existing entrance door with a solid core door, replace door jamb with steel, install entrance set and snib deadbolt, and paint all replaced doors, steel door jambs and associated exposed surfaces on completion Mount Catt, House 4 - Throughout Dwelling Replace fans and switches with new Replace all lights with new oyster LEDs and new switches as required Mount Catt, House 4 - Kitchen Replace waterproof GPOs with new above kitchen bench Install 2 mini stop cocks to the hot and cold taps Mount Catt, House 4 - Bedrooms 1 and 2 Replace door handles with new entrance set and snib deadlock Mount Catt, House 4 - Bedrooms 3 and 4 Replace door handles with new entrance set and snib deadlock Replace 2 windows, approximately 1800x1500, with new sliding windows including Crimsafe to cover the whole glassed area, and make good surrounding area Mount Catt, Septic Supply and install approximately 130 linear metres of 1200mm high galvanised chainmesh fencing around the septic tanks and drain area, generally comprising approximately 15m x 50m, including galvanised top and bottom rails, posts, fittings, bracing and associated hardware, together with one 4.0m wide access gate complete with hinges, latch and locking provision, carried out in accordance with relevant Australian Standards, applicable building requirements, manufacturer's specifications and accepted industry standards, with the finished installation neat, secure and fit for purpose Remove the existing broken 3,000 L septic tank and replace it with a new tank connected to the existing drains Mount Catt, Community Solar Bore Supply and install approximately 12 linear metres of 1200mm high galvanised chainmesh fencing around the solar bore, generally comprising approximately 6m x 6m, including galvanised top and bottom rails, posts, fittings, bracing and associated hardware, together with one 4.0m wide access gate complete with hinges, latch and locking provision, carried out in accordance with relevant Australian Standards, applicable building requirements, manufacturer's specifications and accepted industry standards, with the finished installation neat, secure and fit for purpose Baghetti, House 1 - External Remove existing roof sheets and supply and install 75mm thick Bondor insulated roof panels, approximately 7.6m x 6.2m, in Surfmist finish, installed strictly in accordance with the manufacturer's recommendations, including all fixings, flashings, sealing, support requirements and any associated works required to make the existing roof structure suitable for the installation of the Bondor insulated roof panel system Prepare, form, supply and place approximately 2.7m³ of concrete to the entrance area, approximately 9m x 2m, at 100mm minimum thickness with F72 reinforcing mesh, with subgrade preparation as per standards and a suitable finish with falls away from the dwelling, removing all surplus materials and leaving the site tidy Construct a 1200mm wide concrete path connecting the entrance area to the front gate, at 100mm minimum thickness with F72 reinforcing mesh, with subgrade preparation as per standards and a suitable finish with falls away from the dwelling, removing all surplus materials and leaving the site tidy Baghetti, House 1 -
