Overview Central Highlands Regional Council is seeking a contractor to supply and install pergola roofing over existing cement slabs at six (6) units in Capella. Scope The Contractor is to provide all labour, materials, plant, equipment, supervision and associated works necessary for the supply and installation of pergola roofing over the existing concrete slabs at six (6) units, completed in accordance with the relevant Australian Standards, manufacturer's requirements and applicable Building Regulations. Site Verification Verify the existing slab dimensions, levels, condition and suitability for the proposed pergola structure Confirm all dimensions, locations and site conditions prior to fabrication and installation Confirm all actual dimensions on site, noting that dimensions shown in the documentation are indicative only Identify and confirm the location of any existing services that may affect the works Undertake a site inspection of all six (6) units prior to commencing works Pergola Structure Supply and install the complete pergola framing structure, including posts, beams, rafters, brackets, fixings and associated components Provide suitable structural connections between the pergola structure and the existing slab/building, as required by the design Ensure all structural members are appropriately sized and designed for the site conditions and applicable wind loads Provide corrosion-resistant fixings and connections suitable for the location Ensure the structure is adequately braced and securely fixed Provide appropriate clearances from existing buildings, doors, windows and other structures Roof Supply and install roofing over the pergola structure, using material suitable for the location and compliant with the approved design Provide all required flashings, trims, closures, gutters and associated roofing accessories Ensure roofing is securely fixed and weatherproof Provide appropriate roof falls to ensure effective stormwater drainage Ensure roof drainage does not discharge onto adjoining properties, access paths or areas where it may create a hazard Storm Water Provide gutters and downpipes where required Connect downpipes to the existing stormwater system where suitable and approved Provide an appropriate alternative discharge arrangement where connection to the existing system is not practicable Ensure all stormwater works comply with relevant requirements and do not adversely affect the existing property Existing Concrete Slabs Inspect the existing concrete slabs prior to installation Confirm the slab is suitable to support the proposed structure and associated loads Avoid damage to the existing slab during drilling, anchoring and installation Make good any minor damage caused by the Contractor during the works Report any structural deficiencies identified in the existing slab to the Principal prior to proceeding Finishes and Protection Provide appropriate protective coatings to all exposed steel/aluminium components as required Touch up any damaged coatings resulting from transportation or installation Ensure all exposed edges, fixings and connections are finished safely Match existing finishes where reasonably practicable and as agreed with the Principal Building Interfaces Ensure the new pergola roofing integrates appropriately with the existing building Provide flashing and weatherproofing at all interfaces with the existing building Maintain access to existing doors, windows, services and maintenance areas Ensure the works do not interfere with existing building drainage, electrical services or other infrastructure Safety and Compliance Comply with all applicable WHS requirements and site safety procedures Provide appropriate fall protection and safe access for working at heights Maintain safe access to each unit throughout the works Protect existing buildings, landscaping, finishes and property during construction Remove all construction waste and surplus materials from site Completion Inspect the completed pergola roofing works for structural stability, alignment, drainage and workmanship Rectify any defects identified during inspection Clean the work area and leave the site in a neat and safe condition Provide relevant warranties, product information and certification upon completion Provide as-built information where required The Contractor is responsible for confirming all dimensions, site conditions, quantities and interfaces prior to ordering materials or commencing fabrication, and is to allow for all incidental works necessary to provide a complete, functional and weatherproof pergola roofing installation for all six (6) units. Site Inspection A mandatory site inspection is required prior to submission of a quotation. Date: Wednesday, 2 September 2026 Time: 10.00am Location: Meet at 13 Malvern Street, Capella Qld The Contractor is to attend the site and inspect all six (6) units and the existing concrete slabs, and is responsible for verifying all existing site conditions, dimensions, levels, access requirements, services and interfaces relevant to the proposed works. All dimensions provided in the RFQ documentation are indicative only and must be verified on site by the Contractor. The Contractor is to satisfy themselves as to the full extent and nature of the works prior to submitting their response. No additional costs arising from a failure to attend the mandatory site inspection or verify site conditions will be considered, unless otherwise approved by the Principal. Respondents are to confirm attendance at the mandatory site inspection as part of their submission.
