Overview Services Australia is seeking responses for the provision of leased office accommodation in Chermside, QLD and surrounding areas. Scope The scope includes: Premises ranging from 700 to 900 square metres NLA on the ground floor Minimum 2 secure and covered car parks, including 1 EV charger Premises suitable for customer service delivery The proposed area may be altered by plus or minus 10% at the agency's discretion Premises ideally situated close to commercial and retail precincts with good access to public transport and car parking Minimum Grade 'A' office building design based on 'A Guide to Office Building Quality' (Property Council of Australia 2019) DDA compliant with 24/7 security and staff access Energy and sustainability performance aligning with Commonwealth requirements, including the Net Zero in Government Operations Strategy, a 5.5 NABERS rating, an all-electric building, and space for solar panels for the tenancy's use Contract Terms and Conditions Lease term: preference for seven (7) years, with two (2) options of three (3) years each Lease and operational commencement no later than 1 August 2027, with early access from 1 July 2027
