Closes in 34 daysSubmission deadline: 18 November 2026, 05:00 PM Australia/Brisbane

About this tender

Overview The Queensland Parliamentary Service (QPS) is seeking the provision and implementation of a commercially available, purpose-built Facilities Maintenance (FM) Computerised Maintenance Management System (CMMS). The proposed CMMS must provide comprehensive facilities and asset management functionality for QPS facilities maintenance operations. About QPS currently utilises the ServiceNow IT Service Management (ITSM) platform. While the ITSM platform has been adapted to support some business requirements, the extensive customisation required has not delivered the intended outcomes. This approach has resulted in operational inefficiencies, increased support and maintenance overheads, reduced system maintainability, and a user experience that does not adequately meet Facilities Management business requirements. Purpose The QPS has identified a strategic requirement to enhance the delivery and management of its workplace and facilities services. The proposed system is intended to enhance facilities operations by streamlining processes and improving data accuracy. Scope The scope includes: Provision and implementation of a commercially available, purpose-built FM CMMS solution Asset lifecycle management functionality Planned and reactive maintenance functionality Work order management functionality Contractor management functionality Mobile workforce capability Compliance and statutory maintenance management functionality Reporting and dashboard functionality Full audit trail functionality Support for facilities management functions across the Queensland Parliamentary Precinct and 97 Electorate Offices located throughout Queensland Contractor Requirements The solution must provide native FM CMMS capability in the current released product The solution must be capable of implementation without substantial customisation or bespoke development QPS is not seeking a generic workflow, case management, ITSM, service desk, or enterprise application platform that requires the configuration or development of core FM CMMS functions Responses that rely on custom code, bespoke development, custom workflows, custom objects, third-party applications, or future product roadmap functionality to satisfy mandatory requirements may be assessed as non-conforming Instructions to Tenderers Shortlisted tenderers may, upon request, be required to provide a demonstration of their proposed solution to key QPS stakeholders.

How to respond to this tender

Answer every criterion with evidence

Respond to each evaluation criterion directly and back your claims with concrete examples, referees, and past performance. Address the buyer’s stated need, not a generic capability statement.
