Roof Upgrade 284 Lardil St. Mornington Island

Mornington Shire Council is seeking quotations from suitably qualified suppliers for the provision of roof replacement (upgrade) on a house on Mornington Island. Project Overview The Principal requires the provision of all labour, materials, plant, equipment, supervision, transport, certifications and ancillary works necessary to undertake a complete roof replacement and thermal insulation upgrade at 284 Lardil Street, Mornington Island. The Contractor shall undertake the works in accordance with this Scope of Works, the attached specifications, all relevant Australian Standards, the National Construction Code, Workplace Health and Safety legislation, Electrical Safety legislation, and manufacturer installation requirements. The works are a Construct Only project. The Contractor shall provide all necessary installation certification and compliance documentation associated with the completed works. Scope of Works The Contractor shall complete the following works: Preliminary Works • Conduct a site inspection and verify all dimensions, quantities and site conditions. • Prepare and submit Safe Work Method Statements (SWMS), Risk Assessments and site-specific safety documentation prior to commencing work. • Establish site controls including barricading, signage, waste management and protection of existing building elements. • Undertake all required electrical safety testing of the roof structure before commencement of works and again upon completion. • Notify occupants and coordinate access requirements throughout the works. • Confirm the absence of asbestos-containing materials and immediately notify the Principal if suspected asbestos is identified. Roof Removal Remove and dispose of: • Approximately 185m² of existing roof sheeting. • Existing ridge capping and flashings. • Approximately 40 linear metres of guttering and associated brackets. • Existing downpipes and brackets. • Any deteriorated roofing components identified during demolition. Existing roofing materials are to be disposed of at Council’s approved licensed waste facility (Fees apply. Please refer to Councils fees and charges). Temporary Removal and Reinstatement of Roof Services Carefully disconnect, remove and store: • Television antennas. • Satellite dishes. • Solar hot water system components. Upon completion of roofing works, reinstate all services in full working order. The Contractor shall ensure all removed equipment is reinstalled, tested and operating correctly at Practical Completion. Carpentaria Electrical is a Licenced Electrical business operating on Mornington Island. Roof Replacement Supply and install a completely new roofing system comprising: • Corrugated Colorbond® Trimdeck roof sheeting. • Minimum 0.48 BMT roof sheeting. • New roof screws, colour matched and suitable for severe marine and cyclonic environments. • 2 PVC x roof vents and cappings • New ridge capping. • New flashings. • Sealing and weatherproofing of all penetrations, joints and interfaces. The roofing system shall: • Be designed and installed to cyclonic requirements applicable to Mornington Island. • Comply with all engineering certification requirements. • Incorporate all additional tie-downs, fixings and batten upgrades required for certification. • Achieve all requirements necessary to obtain final compliance certification. Any deteriorated or rotted battens identified during construction shall be replaced. Photographic evidence of deterioration shall be provided to the Principal prior to replacement. Thermal Insulation Upgrade Supply and install thermal roof insulation throughout the full roof area. Insulation shall: • Achieve a minimum total thermal performance rating of R3.0. • Be batt or blanket type insulation. • Comply with AS 3999, AS/NZS 3000 and AS 4859. • Maintain roof cavity ventilation. • Be installed to avoid interference with electrical wiring and services. • Exclude loose-fill, foil or temporarily bonded insulation products. The Contractor shall provide evidence demonstrating compliance with the specified thermal performance requirements. Gutters and Downpipes Remove and replace all existing guttering and downpipes including: • New Colorbond fascia gutters. • New gutter brackets. • New droppers. • New PVC downpipes. • New downpipe brackets. • New 600mm x 600mm concrete splash pads. Installation requirements include: • Downpipes positioned at existing locations or at maximum spacing of 6 metres. • Gutter brackets installed at maximum 900mm centres. • All guttering graded to provide positive drainage. • All works completed in accordance with AS 3500. Paint all disturbed fascia surfaces following installation.
