Property Broker / Agent Services for the Sale of Council Owned Land Council invites proposals from suitably qualified and experienced real estate agents and/or property brokers to provide professional agent services for the marketing and sale of Council-owned land in Swan Hill. The sale opportunity consists of two “properties”. Property 1 comprises two dwellings across two separate titles, which Council proposes to sell together as a single, consolidated package. Property 2 comprises a single title with existing improvements that could be repurposed or demolished. Council may appoint one (1) agent or property broker for the sale of both properties, or separate agents or property brokers for each individual property. Only one agent or property broker will be engaged in respect of any single property. Swan Hill Rural City Council (Council) owns three strategically located land parcels within the municipality that have been identified as surplus to Council’s current and future operational requirements. At its April 2026 Council Meeting, Council resolved to offer these three Council owned parcels of land for sale to facilitate appropriate development outcomes that support economic growth, activation and place making objectives within Swan Hill. The proposed sale of these sites is intended to attract suitably experienced developers capable of delivering high quality outcomes aligned with Council’s broader strategic, planning and economic development priorities. To progress this resolution, Council is seeking to engage a suitably qualified and experienced real estate agents and/or property brokers to provide professional services for the marketing and sale of the identified land parcels. Council requires agents or brokers with demonstrated capability in complex development transactions and an ability to position Council owned assets effectively to the market to achieve best value and certainty of delivery.
A strong tender response is clear, compliant, and backed by evidence. These steps apply to most Australian and New Zealand public tenders.
Open the official listing and download the full tender pack. Note the response schedules, evaluation criteria, mandatory conditions, and the exact closing time and lodgement method.
Check licences, insurances, certifications, and any conformance requirements before you commit. A quick bid or no-bid decision saves days of wasted effort on a tender you cannot win.
Respond to each evaluation criterion directly and back your claims with concrete examples, referees, and past performance. Address the buyer’s stated need, not a generic capability statement.
Submit through the source portal well before the deadline. Late or incorrectly lodged bids are almost always rejected, so leave time for uploads, portal errors, and last-minute questions.
