Project Overview Cardinia Life is the Cardinia Shire’s premier aquatic and leisure facility located at 4/6 Olympic Way, Pakenham in the north-west quadrant of Toomuc Recreation Reserve. Constructed in 2006, Cardinia Life includes a stadium, indoor aquatic, and health club amenities, specifically eight indoor sports courts with spectator seating, a 25-metre pool, a 12-metre program pool and toddler play pool, health club, multi-purpose program rooms and change rooms, kiosk and retail space and a crèche. Over recent years Council has been upgrading ageing HVAC at the site. To date the HVAC for the office and cafe has been replaced with a VRV system, along with the cycle studio. Additionally, the PAC unit for the gym (PAC2) has been replaced. The next stage of these upgrades includes replacing PAC 1 (foyer), PAC3 (functional room) and PAC5 (Creche), FCU1 (Pool deck change rooms) and the domestic hot water across the entire site. Council is focused on electrification, which is a key outcome of the project. These works do not include the domestic hot water upgrade, other than its inclusion in the BMS, as per the mechanical specifications and design. Scope – General The works comprises the supply, installation, testing, and commissioning of mechanical and associated services as detailed in this specification and drawings, together with such minor works as may be necessary to form a complete and satisfactory system. The scope of work outlined in the design documentation is provided for tendering purposes, as specified in the technical specification and drawings. The site is scheduled to undergo a domestic hot water system upgrade under another separate project. The hot water service work will occur concurrently and in close proximity to this work. The successful contractor must coordinate with both the hot water contractor and the Council to align on timing and scheduling. Works to be undertaken but not limited to include: Site Establishment Demolition Work Supply of new equipment Ductwork and air distribution system as specified Mechanical electrical work Building Management System (BMS) Testing and commissioning Builder’s Works (including as outlined in structural drawings) Project administration, Shop drawing, documentation and all associated work as further described in the design documentation. Replacing the existing supporting mesh/platform for PAC1, 3 and 5 is required, along with a new plant platform to support the FCU replacement. The contractor is responsible for minimising any interruptions to heating, cooling and ventilation. The contractor is to ensure there is suitable exhaust provided during the works for the pool deck change rooms to ensure no moisture or odour accumulation occur. Works are to be designed to minimise impacts as far as possible on the centre’s operation, for example by leaving the exhaust fan functional whilst the fan coil unit is replaced. The contractor is responsible for making good any damage / impacts from the works, including repairing and resealing any roof penetrations, with roofing works to be certified by a qualified roofing plumber. Council reserves the right to remove any works (where practical) from the final scope, with the nominated price to be deducted from the amount payable in this case. Equipment manufacturers of major equipment are to certify that the installations have been performed in accordance with their requirements. This includes the new PAC units and FCU replacements.
