Overview Lake Maintenance (Western Australia) Pty Ltd is requesting subcontractor quotes for a refurbishment project at 59 Barringtonia Avenue, Kununurra, being delivered on behalf of the Department of Housing and Works. Scope The scope includes: Windows and doors (carpentry, glazing) Internal paint (painting, internal colour scheme) External paint (carpentry, painting) Electrical upgrade Hot water system (plumbing) Kitchen refurbishment (carpentry) Bathroom refurbishment (carpentry, electrical, plumbing) Laundry refurbishment (carpentry, electrical, plumbing) Toilet refurbishment (carpentry, electrical, plumbing) Flooring, including all new flooring throughout the entire house Bedrooms (carpentry) Dining, lounge and passage (carpentry) Fencing, gates and general works Pest control Rubbish removal Cleaning Landscaping, clothesline and path Contractor Requirements All ACM pricing must be identified separately per property, where applicable All subcontractors, their employees, and contractors must complete onboarding inductions prior to commencing work on site Subcontractors are to follow the appropriate protocols when entering and leaving remote communities Information Requested A formal quote on company letterhead, valid for 30 days A price breakdown per trade type, using the MDT Price Breakdown template provided An estimated Service Delivery Program (SDP), including mobilisation time and time to complete works An indication of whether a progress payment arrangement is to be considered If a quote submission cannot be provided, a brief reason for decline (pricing, current capacity and workload, nature of works, or resources) Works will only be deemed completed and paid after all scope requirements are submitted, including before and after photos, waterproofing photos, and reports Instructions to Tenderers Review the Scope of Works and inform Lake Maintenance of any inconsistencies, errors, incomplete information, or clarifications as soon as possible, and before submitting a quote Reference the attached documentation when preparing the quote submission Progress payment terms, if applicable, must be recommended by the Head Contractor at the time of submitting quotes to the Principal, and must be agreed with the Principal prior to any works being awarded The requirements set by the Department of Housing and Works must be followed and reflected in the quote submission, in accordance with all attached documents Quote submissions must be made no later than 5:00 PM on Tuesday, 22/09/2026 Enquiries For questions regarding this opportunity, contact the PandF Team: pandf@lakemaint.com.au
