Overview The Hunter and Central Coast Development Corporation (HCCDC) is seeking a tenant for the long term lease and activation of "Baxter East", a 4.95ha site within the Mount Penang Parklands. Objectives HCCDC seeks to secure a tenant that: Proposes uses that align with and contribute to the Mount Penang Parklands Place Vision, including activities that respect the site's community, heritage and environmental values, and complement existing uses within the Parklands Demonstrates relevant experience in leasing, operating and managing comparable properties, supported by a strong performance and delivery record Presents a viable and sustainable proposal capable of providing long-term occupancy, ongoing activation and positive outcomes for the site Delivers appropriate financial or non-financial return to HCCDC, supporting the ongoing management, maintenance and development of the site and broader Parklands precinct Scope The scope includes: Long term lease and activation of Baxter East, a 4.95ha site within the Mount Penang Parklands Potential uses include a landmark education campus, a recreation or sporting facility, a community-scale commercial development, or another use not yet proposed Contract Terms and Conditions Lease terms are negotiable based on the scale of investment and the outcomes a proposal can deliver The opportunity considers ground leases with options to extend up to a maximum of 50 years Instructions to Tenderers Proposals are invited now through an open Request for Proposals process.
