Overview Dexus Funds Management Limited is seeking a supplier to provide operational cleaning and associated services for Atlassian Central, covering post development operational services. Scope The scope includes: Comprehensive integrated cleaning services across the asset Base building (common area) cleaning Tenancy cleaning Special and additional services delivered under an agreed Schedule of Rates Periodic and detail cleaning Washroom and hygiene services, including consumables management Waste, recycling and resource recovery Internal glass and façade cleaning Specialist surface care for exposed mass timber Cleaning of internal façade elements at height Infection control services Deployment of technology-enabled solutions such as robotics, sensors and real-time performance reporting Exclusions The following services are specifically excluded from the scope: bulk waste removal logistics, security services, landscaping of planted terraces, cleaning of plant and technical rooms, and internal cleaning of retail tenancies. Service Delivery Phases A staged procurement approach will be adopted for cleaning services to ensure solutions remain fit-for-purpose and deliver value for money throughout the evolution of the site. The market will be invited to propose innovative and scalable service models aligned to the changing operational requirements across each stage of occupancy and activation. The service delivery proposal will be structured around four key operational phases: Stage 1: Practical Completion Stage 2: Activation of base building and tower fit-out activities Stage 3: Partial tower occupancy Stage 4: Full operational maturity and tower occupancy Contractor Requirements Respondents will be required to effectively manage the operational interfaces associated with the excluded services Suppliers will be required to demonstrate flexibility to scale services up or down as occupancy levels, operational demands, and site requirements evolve Evaluation will focus on capability, innovation, operational adaptability, and total value across all stages of the asset lifecycle Enquiries Contact: Thuy Ho, Operations Manager Phone: +61 02 9927 3100
