The Northern Land Council (NLC) based in Berrimah, NT currently owns and or leases several properties across the Top End Region. These properties are predominantly used for staff accommodation purposes and requires regular maintenance both in terms of reactive works and maintenance works given the extremely challenging remote conditions across the top end. Presently, the NLC is seeking Expressions of Interest (EOi) from multiple Head Contractor/s, builders or refurbishment service providers qualified to undertake such reactive works for the existing inventory of accommodation. The scope of works (SOW) are unique to each property and the level of complexity also varied. The below schedule 1 will detail all necessary information of the NT regions and properties involved and we are seeking a market response accordingly via this EOI. All interested parties are invited to respond to this EOI based on interest, qualifications, accreditations and mandatory NT building approvals and standards. Upon a thorough shortlisting process, the NLC will directly liase with all those service providers towards establishing contracts to complete these reactive works. Scope: Lijibarda St Elliott - This package covers 8 backlog items for 25 Lijibarada ST Elliot. The main work types are building, electrical, plumbing and drainage, and security systems. Mara Camp Boroloola - This package covers 19 backlog items for Mara Camp BRO. The main work types are building, HVAC, roofing, painting, and doors, locks and access. Mulholland Sc Boroloola - This package has been prepared from the visual condition report for the occupied single-storey house at 23 Mulholland Street, Borroloola, and the supporting smoke alarm compliance certificate. The building report records no visual major defects or safety hazards, but it identifies a range of minor rectification items including defective wet-area sealants, damaged and drummy floor tiles, door hardware issues, localized damp-related damage, roof maintenance items, external corrosion, and several electrical compliance issues at the switchboard and meter box. The ceiling cavity was inaccessible and the dwelling was occupied and furnished at the time of inspection, so concealed defects may still exist and all quantities and extents are to be confirmed on site. Ngukurr - This issue pack has been rebuilt so it contains residual works only and excludes items already covered by a separate RFQ. Nhulunbuy - This issue pack has been rebuilt so it contains residual works only and excludes items already covered by a separate RFQ. Numbulwar - This package covers 1 backlog item for Lot 160 Numbulwar. The main work types are cleaning and environmental health. Numbulwar - This package covers 16 backlog items for Lot 189 Numbulwar. The main work types are building, electrical, plumbing and drainage, roofing, and doors, locks and access. Pandora Nhulunbuy - This package covers 9 backlog items for 61 Pandora Nhulunbuy. The main work types are building, plumbing and drainage, roofing, civil and grounds, and doors, locks and access. Ranger Base Numbulwar - This package covers 10 backlog items for Lot 271 Numbulwar. The main work types are building, plumbing and drainage, roofing, cleaning and environmental health, and doors, locks and access. Ranger Sheds Ngukurr - This package covers 7 backlog items for Lot 298 Ngukurr. The main work types are electrical, plumbing and drainage, roofing, painting, and doors, locks and access. Regional Office Ngukurr - This issue pack has been rebuilt so it contains residual works only and excludes items already covered by a separate RFQ. Robinson River - This package covers 15 backlog items for Robinson River RB. The main work types are plumbing and drainage, roofing, flooring, cleaning and environmental health, and doors, locks and access. Scheelite Tennant Creek - This package covers 12 backlog items for 21 Sheelite TC. The main work types are building, electrical, plumbing and drainage, HVAC, and roofing. Tennant Creek - This package covers 8 backlog items for 1 Ambrose TC. The main work types are electrical, plumbing and drainage, HVAC, roofing, and doors, locks and access. Jose St Boroloola - This package has been prepared from the visual condition report for the occupied semi-elevated house at 16 Jose Street, Borroloola, together with the supporting smoke alarm compliance certificate. The report identifies one safety hazard and a range of minor defects across the external deck and stairs, wet areas, roofing, fencing, external corrosion, door hardware, flooring, HVAC and painting. The property was assessed as being in overall good condition, however the report also notes a moderate risk of undetected defects due to obstructions and inaccessible low-pitch roof areas. Smoke alarms are confirmed compliant and already installed. The only electrical rectification identified in the supporting certificate is the need to redo switchboard circuit labels. Ranger Base Ngukurr - This package covers 9 backlog items for RB Accommodation Ngukurr. The main work types are building, electrical, plumbing and drainage, cleaning and environmental health, and doors, locks and access.
