Cafe Lease - Aura Lagoon and Parklands Caloundra South

Overview Council is inviting tenders from interested parties to establish a café within the Aura Lagoon and Parklands Caloundra South precinct. Operations will commence following execution of the lease, and once the lease area has been accepted by Council for occupation, currently anticipated for April 2027. Scope The scope includes: Undertaking all internal design and fit-out obligations for the leased premises, which is leased as a cold shell Providing café services reflective of the unique lagoon environment Operating seven (7) days a week Operating during daylight hours Offering substantial dine-in and take-away menu options Presenting a menu that caters to varying dietary requirements Utilising sustainable practices in food preparation, use, and waste processes Providing a menu selection and prices that suit the broad demographics of visitors to the lagoon precinct Contractor Requirements Must have the necessary authority and resources to negotiate and execute a Heads of Agreement with Council within the timeframe nominated by Council Contract Terms and Conditions The lettable area is leased as a cold shell Operations will commence following execution of the lease and acceptance of the lease area by Council for occupation, currently anticipated for April 2027 Following selection of a preferred respondent, Council intends to enter into a Heads of Agreement prior to finalisation of the Lease Agreement Execution of the Heads of Agreement is a mandatory requirement of the procurement process
