The property is in a ready state for occupation and is offered as a warm shell. Tenancy 1: 6 Omrah Avenue, 134sqm internal lettable area* Tenancy 2: 8 Omrah Avenue, 954sqm internal lettable area* Combined Tenancy: 6-8 Omrah Avenue, 1088sqm internal lettable area* Instructions to Tenderers Council's preferred leasing outcome is a combined tenancy comprising Tenancy 1 and Tenancy 2. Notwithstanding this preference, Council will accept submissions for either individual tenancy. Council reserves the right to award one or both tenancies to one or more Respondents. Following selection of a preferred Respondent, Council intends to enter into a Heads of Agreement prior to finalisation of the Lease Agreement. Execution of the Heads of Agreement will be a mandatory requirement of the procurement process, and respondents should ensure they have the necessary authority and resources available to negotiate and execute the Heads of Agreement within the timeframe nominated by Council. Contract Terms and Conditions The Heads of Agreement is expected to cover the principal commercial terms including: Tenancy area awarded Permitted use Commencement date Lease term and options Rent and rent review methodology Tenant security requirements Fit-out obligations and approvals Outgoings Any agreed special conditions Target timing for execution of the agreement to lease
