Overview Yarrabah Aboriginal Shire Council is seeking a contractor to undertake building approvals and complete the construction of eight new residential dwellings under Capital Housing Program 2, comprising four new studio dwellings and four extensions to existing dwellings. Scope The scope includes: Construction of a 2 bedroom studio dwelling at 5 Major Close (Lot 350 SP270846) Construction of a 2 bedroom studio dwelling at 48 Workshop Road (Lot 48 SP265165) Construction of a 2 bedroom studio dwelling at 37 Back Beach Road (Lot 356 SP270846) Construction of a 2 bedroom studio dwelling at 39B Back Beach Road (Lot 357 SP265165) Construction of a 2 bedroom extension at 16 Gribble Street (Lot 12 SP265165) Construction of a 2 bedroom extension at 6 Major Close (Lot 346 SP270846) Construction of a 2 bedroom extension at 98 Workshop Road (Lot 197 SP265165) Construction of a 2 bedroom extension at 41 Back Beach Road (Lot 343 SP265165) Obtaining relevant building approvals for each property Site establishment, access, temporary services and controls Clearing, grubbing, demolition (if required) and site preparation Bulk earthworks, cut and fill, trimming and compaction, including testing where applicable Set out of all works in accordance with the approved design and issued floor finish levels Stormwater drainage, overland flow management and lawful discharge Complete construction of each dwelling, including all structural, architectural and building elements, in accordance with the designs provided and Remote Housing Standards or as otherwise nominated Supply and installation of fixtures, fittings and appliances, including kitchens, bathrooms and laundries with joinery Hydraulic services including water, sewer and drainage Electrical reticulation, metering, switchboards and internal installations Communications and data provisions as typically required Coordination and connection to mains services Driveways, pathways, hardstand areas and access ways Fencing, gates and boundary treatments Landscaping, reinstatement and making good of all disturbed areas Installation of external fixtures including T-bar clotheslines, external sink and bins Testing and commissioning of all services and systems Rectification of defects and completion of outstanding works Provision of as-constructed documentation, manuals and warranties Final certification and approvals for occupancy Handover of a complete, operational and compliant development Reference Documents 2 Bedroom Studio Design, Lot 350 (5) Major Close, Preliminary Issue C 2 Bedroom Studio Design, Lot 48 (48) Workshop Road, Preliminary Issue C 2 Bedroom Studio Design, Lot 356 (37) Back Beach Road, Preliminary Issue C 2 Bedroom Studio Design, Lot 357 (39B) Back Beach Road, Preliminary Issue D 2 Bedroom Extension Design, Lot 12 (16) Gribble Street, Preliminary Issue E 2 Bedroom Extension Design, Lot 346 (6) Major Close, Preliminary Issue E 2 Bedroom Extension Design, Lot 197 (98) Workshop Road, Preliminary Issue A 2 Bedroom Extension Design, Lot 343 (41) Back Beach Road, Preliminary Issue C Additional Council Specifications 6mm FC sheets nominated for soffit and patio ceiling Hinged doors for bedroom and linen cupboards nominated in lieu of sliding doors Correctly rated tiles for kitchen floor area, laundry floor area, toilet floor area and bathrooms Exhaust fans to bathrooms, toilets and one in the kitchen (not directly over the stove), 250-300mm low maintenance type, ducted to external soffits per RHG Fixed ridge vents to roof where possible Door hold back stops fixed to the top of all doors (Adoored 75mm white cushion clip door stop or similar) 32mm stainless steel grab rails used as towel rails, with as many towel rails fitted to bathrooms as reasonably possible Rheem Solar HL 300 litre 3.6kW solar hot water system Contractor Requirements Compliance with all applicable legislation, codes, standards and authority requirements Delivery of the Works as a complete and functional development, notwithstanding any omissions or discrepancies in the reference documentation Verification of all site conditions, dimensions, levels and service locations prior to commencing Works The Contractor is deemed to have allowed for all conditions that may reasonably be anticipated from available information and site inspection, and no claim will be accepted for matters arising from failure to adequately investigate site conditions or coordinate the Works Responsibility for all coordination, interfaces and integration of the Works, whether expressly stated or reasonably inferred Compliance with the current edition of the National Construction Code (NCC), all applicable Australian Standards (AS/NZS), and all relevant statutory and regulatory requirements, including standards not specifically listed in the tender documents Compliance with the Design and Construction Standards for Remote Housing, August 2025 Information Requested A mandatory Indigenous Employment and Business Participation (IEBP) Plan must be submitted with the Tender. Failure to submit an IEBP Plan may result in the Tender being deemed non-conforming.
