Summit Heritage Barns

Overview Mount Barker District Council is seeking expressions of interest (EOI) from the private sector and qualified consortiums for a long-term ground lease to develop and lead the adaptive reuse of three historic stone barns located within the Summit Precinct off Bald Hills Road in Mount Barker. Purpose Council is committed to preserving and exploring options for the restoration and future use of the heritage barns, and is seeking visionary proponents with the capacity, experience, and financial capacity to deliver a commercially viable model that honours the site's rich history while delivering outstanding community and economic benefits. Scope Development and adaptive reuse of the three historic stone barns within the Summit Precinct Delivery under a long-term ground lease arrangement Development across the approximate land area of the barns and surrounding open space, being 4,000sqm Contractor Requirements Capacity, experience, and financial capacity to deliver a commercially viable model for the site Assessment Criteria Community benefit Deliverability, experience, and risk Heritage and cultural alignment Economic benefit Strategic alignment to the Summit Precinct vision Instructions to Tenderers Expressions of interest are open from Thursday 10 September and close at 5pm Friday 20 November 2026. Submissions will be evaluated by Council's Tender Evaluation Panel against the assessment criteria, and preferred respondents will be invited into formal negotiations.
