Coffs Harbour Key Health Worker Accommodation (KHWA) Project - Expression of Interest

Overview NSW Health, through the Mid North Coast Local Health District (MNCLHD), is inviting Expressions of Interest for the Coffs Harbour Key Health Worker Accommodation (KHWA) Project. MNCLHD is seeking to acquire fit-for-purpose existing residential accommodation to house key health workers in the Coffs Harbour area. Proposals for design and construction services are not being sought as part of this process. Purpose This initiative forms part of MNCLHD's broader strategy to improve workforce attraction, retention and service continuity across the region. MNCLHD is seeking properties that represent value for money, are fit for purpose, and can be operational in a timeframe aligned to workforce needs. Objectives Through the acquisition of fit-for-purpose residential accommodation, MNCLHD seeks to: Attract, recruit and retain key health workers in the Coffs Harbour area by providing reliable, well-located accommodation close to the Coffs Harbour Health Campus Acquire existing, self-contained residential units that are suitable for immediate or near-term occupation by healthcare professionals and support staff Provide safe, functional and appropriately configured accommodation that supports short to medium-term stays Achieve value for money outcomes through a transparent market process that identifies suitable properties available for purchase Scope MNCLHD is seeking to identify and acquire existing residential accommodation suitable for use as key health worker housing within the Mid North Coast region. MNCLHD invites Expressions of Interest from property owners, developers and real estate agents for the sale of residential properties that meet the district's requirements. MNCLHD is seeking an existing property and is not seeking proposals for design and construction services as part of this process. Suitable properties may include: Entire blocks of units or apartments Multi-dwelling residential complexes Other configurations of self-contained residential accommodation The property should: Be well located in proximity to the Coffs Harbour Health Campus Comprise multiple self-contained units suitable for short to medium-term stays Be available for purchase within a reasonable timeframe Be in a condition suitable for immediate or near term occupation, or require only minor works Key Requirements MNCLHD seeks residential accommodation within 15 minutes of Coffs Harbour Health Campus, with access to local services and suitable for safe residential occupation. Preferred solutions include a single property or complex comprising six or more self-contained dwellings, ideally with a mix of 1, 2 and 3 bedroom units. Alternative configurations may be considered where layouts support shared occupancy and provide at least one bathroom per two bedrooms. Each dwelling should include: A self-contained kitchen and bathroom Bedrooms large enough for a bed and workspace A living area suitable for short to medium-term stays Adequate natural light and ventilation Properties should be suitable for immediate or near-term occupation, requiring no more than minor refurbishment. Desirable features include on-site parking, outdoor or communal spaces, secure access, air conditioning or HVAC, fire safety systems, NBN connectivity and laundry facilities. Preference will be given to properties capable of supporting workforce accommodation operations within 3 to 6 months of acquisition.
