Overview Bayside Council invites suitably experienced and qualified contractors to submit a tender for the demolition of the existing Le Beach Hut and Dolls Point Café building and the construction of a new restaurant, kiosk and public amenities building at 179 Russell Avenue, Dolls Point NSW. About The Le Beach Hut was constructed in the 1950s and is located on Lot 67-70 on Deposited Plan 2237 within the Peter Depena Reserve. The building is a single level structure comprising a restaurant and a separate kiosk, with a total floor area of approximately 830m2. The restaurant is located on the eastern side of the building and has a floor area of approximately 650m2. Primary access to the restaurant is via Carruthers Drive and secondary access is available from Peter Depena Reserve. The kiosk is located on the western side of the building and has a floor area of approximately 180m2. The building is constructed on concrete foundations which are in fair condition. The brick perimeter walls have been partially rendered and the roof is timber construction with a metal cover. The condition of the load bearing walls is poor to fair, and the roof structure, roof cover and general external finishes are in poor condition with significant deterioration. The perimeter metal frame windows, fittings and fitments have severely corroded, and moving parts are limited in terms of functionality. The timber frame windows are also in very poor condition with significant deterioration. A roof mounted antenna has collapsed and is not functional. Scope The scope includes: Demolition of the existing Le Beach Hut and Dolls Point Café building Construction of a new restaurant, kiosk and public amenities building at 179 Russell Avenue, Dolls Point NSW Contract Terms and Conditions Bayside Council anticipates awarding the contract in March 2027, subject to completion of the procurement process Site establishment is expected to commence upon execution of the contract Tenderers must hold their submitted prices valid until contract award Tender Briefing and Site Inspection A mandatory site inspection will be held for this opportunity. Date: Tuesday, 29 September 2026 Time: 2:00 pm Meeting point: Loading bay adjacent to Coffee in the Park Café Attendance will be recorded and only contractors who attend the site inspection will be eligible to submit a conforming tender. This will be the only opportunity to inspect and photograph the restaurant and café's internal areas and to seek clarification of project requirements in person. Tenderers are strongly encouraged to review all tender documents prior to attending the inspection and should attend fully prepared with any questions. Queries may be submitted following the inspection via VendorPanel. Any subcontractors, consultants, or other parties whose advice will be relied upon in preparing the tender may also attend.
