Overview Shellharbour City Council invites submissions for the demolition of the rear deck and sunroom and the installation of structural propping at Swansea Farmhouse on Croome Road. Scope The Contractor is to allow for all design, labour, materials, plant, equipment, supervision, safety controls and management required to complete the works described. All works are to be carefully planned and executed to protect significant heritage fabric. Removal of Swansea Farmhouse Back Deck and Sunroom, Including Detached Shed and Miscellaneous Infrastructure Demolition and removal of the existing rear timber deck and sunroom of the Swansea Farmhouse as per the Demolition plan Demolition undertaken in a controlled manner to avoid damage to adjoining significant fabric, including original wall cladding, windows, subfloor elements, roof structure and front veranda fabrics Making good affected interfaces following removal, including temporary weatherproofing where required Salvage of any reusable materials, with all other waste removed from site and disposed of appropriately Removal of any areas of the building containing ACM by appropriately licensed contractors in accordance with SafeWork NSW requirements, with clearance certification provided following completion Structural Propping and Stabilisation Supply, installation and certification of structural propping and bracing as detailed in the propping and bracing plans Installation of steel props adjacent to existing brick piers Installation of bracing frames to stabilise floor beams, joists and wall frames Placement of pad footings where required, noting that pad footing positions are indicative and may vary on site, with propping and bracing required along the extent of the fig tree root No removal or permanent alteration of significant structural fabric unless explicitly directed in writing Certification of all propping works by a suitably qualified Structural Engineer Vegetation Removal and Site Clean Up Removal of vegetation within the approved work area as required to facilitate the works Protection of all vegetation nominated for retention throughout the works Removal and disposal of green waste at an approved recycling or waste facility Removal, loading, transport and disposal of all general solid waste, rubbish, debris and miscellaneous materials from the work area at an approved recycling or waste facility Maintenance of the site in a clean and tidy condition throughout the works Leaving the site free of waste, debris and surplus materials upon completion Exclusions Unless specifically included within the Scope of Works, the following are excluded: Archaeological investigations, unless triggered by unexpected finds Utility authority upgrades or new service connections Landscaping works beyond minor making good Ongoing maintenance post completion, unless required as an identified defect Contractor Requirements General Requirements Comply with the Swansea Farmhouse Conservation Management Strategy (CMS) Retain and protect significant heritage fabric identified as High or Moderate significance Coordinate works sequencing to minimise risk to the structure and heritage fabric Maintain site security measures throughout construction Make good all disturbed areas upon completion Environmental and Sustainability Requirements Install and maintain erosion and sediment controls prior to and for the duration of the works to prevent sediment migration and environmental harm Implement environmental protection measures, including dust suppression, noise mitigation, and protection of adjacent waterways and vegetation Minimise waste and maximise recycling of construction materials Complete and submit Council's Construction Materials and Services Report Ensure works comply with Council's Climate and Sustainability Policy and Zero Emissions objectives Instructions to Tenderers RFTs can be submitted in electronic format through Council's e-Quoting portal in PDF or Microsoft Word format Alternatively, RFTs can be submitted in hard copy in the Quotation box located at Council's Administration Centre, Customer Service, 76 Cygnet Avenue, Shellharbour City Centre While discouraged, Council will accept RFTs submitted by facsimile to Council's Records and Document Management Department on 02 4221 6016 Council will not accept emailed Quotation submissions Ensure all files are uploaded to the Electronic Quotations Box prior to the closing time and date, as the ETB closes automatically and file transfers still in progress at the exact closing time will not be accepted and no automatic "successful submission" notice will be received Tenderers should not leave submission to the last minute and should begin file transfer at least one hour prior to closing time Enquiries RFT enquiries should be directed to Matthew Theris via the online forum.
