TC26011 - Lot 181 Kubin Road, St Pauls Structural Improvements to Posts and Slab REPLACE HANDRAILS TO STAIRS AND TOP LANDING WITH NEW HOT DIPPED GALVANISED HANDRAILS: Handrails to consist of top and bottom rails and R12 vertical BARS @ 125 mm Centres. Handrails shall be fully welded and hot dipped galvanised. Site bolting to connect larger sections. On site welding of galvanised sections is not permitted. Avoid paint finishes over galvanising. Handrails shall comply with NCC Volume Two. Handrails shall be securely fixed with appropriate galvanised coach screws and bolts. Install hardwood trimmer/blocking joist as required ensuring adequate fixings. Patch and paint all bare and disturbed surfaces affected by the handrails. REPLACE TOP LANDING AND SUBFRAME WITH NEW: (1.2m x 1.2m) Remove and dispose of existing top landing and subframe. Fix bearers to stumps, and appropriately fix joists to bearers at 450mm MAX. spacings. Lay 90 x 19mm hardwood decking to joists using 50mm galvanised fixings. Deck must comply with all current and relevant Australian Standards and Building Codes. REPLACE BOTTOM CONCRETE LANDING WITH NEW: Demolish and remove existing bottom concrete landing. Concrete landing to be 1300mm wide x 1300mm long broomed concrete and to include: Clearing of grass as necessary to complete the work. Excavation of footings/thickenings and top soil (remove a minimum depth of 100mm of soil).Supply and placement of formwork, compacted fill, water proof membrane, footing and slab reinforcing (F72) Mesh, bar chairs, steel dowels to join to existing slabs (600mm centres), and perimeter bar (N12).Concrete and any other items necessary to complete the work. Concrete is to be steel trowelled and broom finished. Finished concrete to ensure surface water drainage from the building. Ensuring a smooth transition from existing concrete. Concrete shall be 25MPa. (U.N.O)All trade related waste to be removed upon completion of works, all disturbed surfaces to be levelled and raked to natural contours of the land.
