Fred Murray office space available for lease
Tender Overview
About this tender
Overview Sunshine Coast Council is seeking tenders from businesses to lease office space in the Fred Murray building in Nambour, available from early 2026 as part of a major town centre revitalisation. Preference will be given to a single tenant for the entire building or to whole-floor tenancies. About The Fred Murray site was originally a Telstra building and was acquired by Council in 1993. It served as a key Council administration hub until the completion of Sunshine Coast City Hall in December 2022, after which it remained largely vacant while investigations were carried out for emergency accommodation or a housing solution by the Queensland Government. The building has since had short-term occupancy by the Sunshine Coast Screen Collective. Council will continue to retain and operate the nearby Eddie De Vere building as a hub for Council staff, a customer service counter, the Local Disaster Coordination Centre, and a venue for community use through the foyer and the Namba Meeting Place. Purpose This leasing opportunity forms part of a more than $5 million joint investment by Sunshine Coast Council and the Queensland Government in the Nambour (Namba) Place Plan, aimed at revitalising the town centre and enhancing its appeal to locals, visitors and investors. Council and the Queensland Government have clarified that conversion of the Fred Murray building to residential use, including emergency or transitional accommodation, is not viable, as significant investment would be required to meet building compliance standards for such a transformation. The opportunity aligns with a broader effort to revitalise Nambour as a creative, connected and economically vibrant centre, with the CBD currently undergoing a major facelift including new pedestrian crossings, improved walkability and enhanced public spaces. Scope The scope includes: Two levels of functional office space available for lease Secure basement parking End-of-trip facilities Contractor Requirements Commercial, economic and social outcomes will be considered in assessing tender submissions Preference will be given to a single tenant for the entire building or to whole-floor tenancies Site Inspection Interested parties are encouraged to arrange an inspection of the building via the appointed agents: Savills: Jason O'Meara, jomeara@savills.com.au, 0408 087 868 Ray White Commercial: Emily Pendleton, emily.pendleton@raywhite.com, 0402 435 446 CBRE: Ryan Parry, ryan.parry@cbre.com.au, 0419 675 758 Colliers: Daniel Vella, daniel.vella@collierssc.com, 0422 373 990
How to respond to this tender
A strong tender response is clear, compliant, and backed by evidence. These steps apply to most Australian and New Zealand public tenders.
Read the requirements in full
Open the official listing and download the full tender pack. Note the response schedules, evaluation criteria, mandatory conditions, and the exact closing time and lodgement method.
Confirm you are eligible and it is worth bidding
Check licences, insurances, certifications, and any conformance requirements before you commit. A quick bid or no-bid decision saves days of wasted effort on a tender you cannot win.
Answer every criterion with evidence
Respond to each evaluation criterion directly and back your claims with concrete examples, referees, and past performance. Address the buyer’s stated need, not a generic capability statement.
Lodge early through the official portal
Submit through the source portal well before the deadline. Late or incorrectly lodged bids are almost always rejected, so leave time for uploads, portal errors, and last-minute questions.
