Overview Torres Strait Island Regional Council is seeking a contractor to carry out a bathroom upgrade, including sub-flooring replacement, at Lot 205 Depot Road, Saibai. The property is a single dwelling with a high-set timber floor and stud construction. Scope The scope includes: Bathroom Upgrade (stud frame construction as per existing layout) Removal of all associated fittings as required Removal and disposal of existing floor coverings Removal and disposal of existing bathtub/shower tray, shower combination and tap ware Removal and disposal of existing FC wall and ceiling sheeting Replacement of all damaged or rotten jambs, architraves and mouldings Supply and installation of new 6mm FC sheeting to walls and ceiling Wet sealing of the bathroom to Standards in accordance with AS 3740, including the entire floor area and floor wall junctions (minimum of 200mm), and the bath tub and shower area (to a minimum height of 1800mm) Supply and installation of a new pressed metal bathtub complete with new Stainless Steel bath spout and tap ware, meeting a minimum 3-Star WELS Water Efficiency rating as per the Queensland Development Code (no copper in wall) Supply and installation of a new hobless shower complete with new Stainless Steel shower rose and tap ware, meeting a minimum 3-Star WELS Water Efficiency rating as per the Queensland Development Code (no copper in wall) Supply and installation of an L-shaped corner privacy curtain system to the shower, comprising a two-sided curtain tracking rail/system fixed around the shower perimeter, privacy curtain, brackets, fittings and associated fixings Supply and installation of new white Lamipanel to all walls and ceiling, including new treated timber cornice, installed as per manufacturer's recommendations using no mechanical fixings Supply and installation of a new 900mm wide Cartia waterproof wall/floor mounted vanity cabinet kit complete with a new Stainless Steel combination, single bowl ceramic top with overflow and tap ware, meeting a minimum 3-Star WELS Water Efficiency rating as per the current Queensland Development Code, with doors, drawers and seen ends in high gloss white, soft closing doors and drawers with finger pull or chrome handle pull, floor mounted vanity cupboard supported on either standard 150mm high high-gloss white kicker boards or 150mm high SS legs, securely fixed carcass, and the new ceramic top sealed onto the lamipanel/ceramic tiled splashback with a white/clear, mould resistant, acid (acetoxy) cure bathroom/kitchen silicone sealant (required products: Cartia Australia Arlington or Coral vanity ranges; where the factory Cartia vanity size does not fit the original space, a standard vanity unit is to be built and installed to match the opening) Supply and installation of a new floor waste to manufacturer's requirements, with a fall in the floor to help drain the surface Supply and installation of a new shower floor waste to manufacturer's requirements, with a fall in the floor to help drain the surface Supply and installation of new 200 x 200mm tiles with an R10 slip rating when wet and an X pendulum rating to the floor, ensuring falls to waste, including tiled skirting of one tile high, with new tiles complying with AS/NZS 4586 Supply and installation of 2 new towel rails (1200mm x 32mm SS grab rail), soap dish, mirrored shaving cabinet, shower curtain and rail Upgrade of all plumbing as required, including installation of a tempering valve if required Upgrade of all electrical to the bathroom to meet AS3000, including a new IP54 light fitting and double GPO Repainting of all areas including walls, existing door, window frames, and new and disturbed areas, with a paint finish of full gloss enamel to doors and trims and full gloss acrylic to walls, with all new doors primed and painted in their entirety Sub Flooring Removal of all existing flooring to the bathroom and replacement with new Scyon Secura Fibre Cement Flooring Replacement of damaged floor joists and/or addition of extra floor joists as required prior to installing the new flooring New bathroom floor falls and waterproofing complying with the BCA and AS3740 Electrical Supply and installation of a new 250mm round, ceiling mounted exhaust fan, hardwired and independently switched Door Replacement of the existing door with a new redicote honeycomb door complete with 3 x 100mm hinges and associated new hardware and furniture, with the entire door primed and painted with an enamel paint system on completion to match existing surfaces Contractor Requirements Provide a certificate and manufacturer's warranty for the wet seal within 2 weeks of practical completion
