About this tender

Overview South West TAFE (SWTAFE) is seeking tender submissions from suitably qualified and experienced commercial building contractors (Head Contractor) to carry out refurbishment works relating to a Student Lounge and Toilet block, along with other minor works packages detailed within the tender documentation, at SWTAFE's Hamilton Campus, by March 2027. Purpose Once completed, the refurbished facilities will be used by students and staff to meet training and amenity needs. Scope The contract will be under a Lump Sum Construct Only methodology. The scope includes but is not limited to: Coordination and provision of all construction implementation as Head Contractor Undertaking any required site investigations and existing infrastructure reviews Obtaining relevant approvals and sign-offs Implementation of the final scope of works onsite Engagement and management of all required subcontractors to deliver the works Provision of complete management, supervision, labour, plant, materials, and temporary works to deliver the scope of the project in accordance with tender drawings, specifications, demolition drawings, schedules, and all applicable codes and Australian Standards Site establishment and safety arrangements, including site compound, amenities, fencing/hoardings, protections, temporary power/water, and security as applicable Arranging all permits and providing dust/noise controls and temporary fire protection measures to maintain operations during works Demolition of building elements as documented within tender drawings provided Construction implementation of all documented scope, along with Tender Option scope confirmed as part of final contract negotiations with SWTAFE Testing, commissioning, documentation, quality assurance, as-built drawings, and handover Contractor Requirements Tenderers must hold prequalification on the Victorian Government Construction Supplier Register to be considered for this project Contract Terms and Conditions Works to be completed by March 2027 Contract methodology: Lump Sum Construct Only Key Dates (indicative only) ATN Release Date: 20th August 2026 ATN Close Date: 28th August 2026 RFT Release Date: 2nd September 2026 RFT Close Date: 22nd September 2026 Contract Award: 22nd October 2026 Instructions to Tenderers A specification document and full design drawing set have been provided to tenderers as part of the RFT process. Tender Options have been outlined within tender schedule document TS01 Attachment 01 - Pricing Schedule, which must be completed as part of tender submissions for the tender to be considered conforming. Tender queries must be lodged via the Buying for Victoria Portal online forum prior to 5:00pm AEST on 16th September 2026, so that every tenderer has the opportunity to be provided the same response and information. Any queries delivered outside of this function will be redirected back to the tender forum before a response is provided.
