Overview A.W. Edwards Pty Ltd (NSW) is seeking a subcontractor to manage the end-to-end process for all joinery works in an office building at 2 Lanceley Place, Artarmon, from finalising design and documentation, through manufacture, supply, and installation, to certification, commissioning, and handover. Scope The scope includes: Completion of design, detailed documentation, shop drawings, and BIM models for the joinery works, incorporating Safety in Design (SID) considerations Manufacture, supply, and installation of all joinery items for the office building, including cupboards, vanities, countertops, shelves, meeting, office and breakout area joinery, banquette seating, and function island benches Coordination with other trades, disciplines, and building services to prevent clashes or abortive works and to ensure integration with structural, architectural, and services elements Certification, testing, commissioning, and inspection of the completed joinery works Production of as-built drawings and samples, and obtaining relevant project, authority, and consultant sign-offs Supporting the client with documentation and personnel training Contractor Requirements Full design responsibility for the joinery works, including assumption of all risks associated with design development Obtaining all required approvals for the design and works Compliance with ISO 9001 and other relevant quality standards Ensuring compliance, coordination, and performance standards throughout the contract period Contract Terms and Conditions Works are to be delivered as a fixed price Design and Construct (D&C) subcontract A 24-month warranty (defect liability period) is required from Practical Completion
