Overview Create NSW, part of the Department of Creative Industries, Tourism, Hospitality and Sport (NSW), is seeking a suitably qualified property management firm to manage the property maintenance and tenancy management functions for its properties with a strong customer focus. Objectives Spaces are affordable, safe and fit for purpose for the arts, culture and creative industries sector Service provider KPIs and service levels are met annually Tenants are satisfied with the level of the customer service provision The operation and maintenance of the property portfolio is financially sustainable Budget forecasts are close to actuals per month All spaces are optimised All spaces have current leases and licences Environmental sustainability has improved over time towards Net Zero emissions by 2050 Scope The scope includes: Delivery of efficient property maintenance and tenancy management services with a strong customer focus Management of repairs and maintenance while ensuring compliance with all relevant legislative, regulatory and heritage requirements Provision of a 24/7 maintenance response service supported by a call centre and works management system for streamlined request logging, tracking and contractor management Identification and recommendation of operational and maintenance improvements that reduce asset lifecycle costs Maintenance of the property asset register and support for asset lifecycle planning, renewal programs and budget development Support for short term space hires through inspections, access, site inductions and administration of security deposits and fees Assistance with delivery of Major Projects by facilitating contractor access, inductions and permit requirements Promotion of environmental sustainability across the property portfolio through identifying improvement opportunities and reporting on energy, water and waste consumption to support Net Zero objectives Achievement of agreed service levels and KPIs outlined in the Statement of Requirements and Contract Enquiries Contact: Genelle Watkins Email: property@create.nsw.gov.au Phone: 02 92284446
