Overview Dexus Funds Management Limited is seeking the supply of operational security services for Atlassian Central, covering the post development operational phase of the asset. Scope The scope includes delivery of comprehensive security services for Atlassian Central, 8–10 Lee Street, Haymarket NSW, comprising: Manned guarding, including 24/7 public space security, management of overall manned security of the asset, after-hours access management, patrols, provision of ad hoc security resources, and loading dock security (guard numbers and post hours to be confirmed against the final Schedule of Rates) Electronic security, including CCTV monitoring and analytics, access control (card and biometric management), management of the loading dock digital platform, alarm monitoring and response, intercom systems, and integration with BMS/IBMS Maintenance, testing, and reporting of electronic security infrastructure under the security contract Implementation and management of a workflow/incident management platform, including integration with relevant building and external platforms Emergency response services, including emergency warden coordination, evacuation management, security-incident response, and interface with NSW Police and Fire & Rescue NSW Contractor Requirements All security personnel must hold current First Aid certification (HLTAID011 minimum) Suppliers must demonstrate flexibility to scale services up or down as occupancy levels, operational demands, and site requirements evolve Suppliers will be evaluated on capability, innovation, operational adaptability, and total value across all stages of the asset lifecycle Instructions to Tenderers A staged procurement approach will be adopted for security services to ensure solutions remain fit-for-purpose and deliver value for money throughout the evolution of the site. The market will be invited to propose innovative and scalable service models aligned to the changing operational requirements across each stage of occupancy and activation.
