Overview Legal Aid Queensland (LAQ) is seeking an experienced and professional Sales Agent to lead the sales campaign for its freehold building at 44 Herschel Street in the Brisbane CBD. The successful Sales Agent will work collaboratively with LAQ and its project team to deliver a successful sales process. Purpose LAQ has committed to the sale of 44 Herschel Street as part of the Workplace Strategy 2025-2030. The sale of the owned asset was approved by the LAQ Board in July 2025, which includes consolidating Brisbane CBD operations into a single, fit-for-purpose back-of-house location, supported by a nearby front-of-house reception. LAQ is seeking a truly collaborative partner to join a holistic project team dedicated to delivering the best possible outcomes for this significant accommodation transformation initiative. Scope The scope includes: Managing and delivering the sales campaign for 44 Herschel Street in accordance with the agreed scope of services Overseeing all aspects of the sales process, including development and implementation of marketing strategies Coordination of property viewings Engagement with prospective buyers Working collaboratively with LAQ's internal project team, property consultant, the appointed support contractor team, and other stakeholders to ensure a successful sales outcome Ensuring compliance with all relevant regulations and minimal disruption to LAQ's business operations at the subject property Identifying opportunities to mitigate risks, optimise the sales process, and expedite timelines where feasible, without compromising the outcome or compliance of the sales campaign Contractor Requirements The Supplier (Company) must hold a current real estate licence from the Real Estate Institute of Queensland (REIQ) The Proposed Team must be registered under the Supplier's licence, with evidence of licence and personal registration to be provided with the response The Supplier must hold a trust account The Lead Agent must have a minimum of 10 years' experience in capital transactions in Brisbane, with supporting agents for contingency Contract Terms and Conditions LAQ has completed the advertising process on the Queensland Government Land Register and is seeking targeted vacant possession of the subject property by Q2 and Q3 2027 This timing is subject to construction and relocation programming and may be subject to change The property must remain operational until the fit-out of LAQ's new premises is completed and staff and operations are successfully relocated The successful agent will need to give thoughtful consideration to inspection arrangements to ensure limited interruption to business continuity during this period About The Workplace Strategy Project (WPS) Team will be supported by ACCORP, acting as a property consultant, to assist in the sales process.
