Annual visitors to the Briars exceed 200,000 per year, with ample on site free car parking available. The site regularly hosts education programs, community events and tours, providing opportunities to align food and beverage offerings with scheduled activities. There is strong potential to capture both local and visitor spending, particularly during weekends and holiday periods. Outdoor areas and natural surroundings provide opportunities for casual, takeaway-style service and informal seating. Mornington Peninsula Regional Gallery MPRG is the Shire's major cultural facility and the largest public gallery in Melbourne's south east, attracting approximately 20,000 visitors annually. The site benefits from ample free car parking, supporting strong accessibility and visitor turnover. Visitation is strongest during spring, summer and autumn, averaging around 35 to 60 visitors per day, with higher numbers during exhibitions and public programs, and steady daily foot traffic with surges during exhibitions and programs. The gallery is located on a key pedestrian route to the nearby rose garden, dog park and Civic Reserve, generating strong demand for coffee and light refreshments. Regular programs, exhibitions and group visits support periodic high volume trade. Commercial kitchen access is available, subject to agreement, and outdoor seating is provided, with additional storage infrastructure being installed. Advance notice of events and programs will be provided to support operator planning.
