About this tender

This is a Future Procurement Opportunity (FPO). It is an alert to providers of a potential upcoming procurement activity, though it does not represent a commitment by Kāinga Ora – Homes and Communities (Kāinga Ora) to procure. When the RFP is live, interested providers will be able to ask questions and answers will only be published. Kāinga Ora will be seeking Proposals from suitably qualified suppliers to deliver end to end managed and delivered residential property maintenance services for the Kāinga Ora housing portfolio under a refreshed national model. Any RFP will support the Kāinga Ora programme to reset commercial settings and establish a delivery platform that is transparent, cost elastic and fully aligned to customer outcomes, safety, quality and data assurance. When the process commences, potential respondents will be able to submit a proposal that demonstrates how their proposal meets the criteria of RFP. Full and final details will be provided when the RFP is published. The full submission criteria and RFP process is planned to be published in July 2026. Please note that this Future Procurement Opportunity (FPO) is not a tender process - it is simply a notification to the supply market that a procurement opportunity is forthcoming. Aside from subscribing to the Future Procurement Opportunity (FPO), you do not have to do anything. Any tender information sent to us will not be considered at this stage. How to respond to this tender

A strong tender response is clear, compliant, and backed by evidence. These steps apply to most Australian and New Zealand public tenders.

Read the requirements in full

Open the official listing and download the full tender pack. Note the response schedules, evaluation criteria, mandatory conditions, and the exact closing time and lodgement method.

Confirm you are eligible and it is worth bidding

Check licences, insurances, certifications, and any conformance requirements before you commit. A quick bid or no-bid decision saves days of wasted effort on a tender you cannot win.

Answer every criterion with evidence

Respond to each evaluation criterion directly and back your claims with concrete examples, referees, and past performance. Address the buyer’s stated need, not a generic capability statement.

Lodge early through the official portal

Submit through the source portal well before the deadline. Late or incorrectly lodged bids are almost always rejected, so leave time for uploads, portal errors, and last-minute questions.
