About this tender

Council requires general property and valuation services on an adhoc basis, as outlined below: General Property Services, including: a) Property related advice (Acquisition and disposal proposals – Private Treaty and Statutory) b) Property investigations and negotiations (Acquisitions via a negotiated outcome or - Private Treaty transaction), Claims for Compensation Negotiations for Resumptions of Property under the Acquisition of Land Act 1967. c) independent review of submitted Valuation reports for, but not limited to, valuations for planning and development purposes, acquisitions or tenure related matters. d) General market advice on the current status of the local Ipswich property market, and when requested, property market updates. Valuation Services, including: a) Residential, rural residential, rural and commercial valuations. b) Valuations of land, easements, improved land, leases and easements for Council’s acquisition and disposal program (Negotiation and Private Treaty). c) Valuation of land, improved land and easements for Council’s acquisition program (under the Acquisition of Land Act 1967) d) Indicative market value range for property (Private Treaty). e) Negotiations/without prejudice meetings regarding valuations in relations to resumed property f) Participate in court proceedings regarding valuation in relation to resumed property. The Supplier will provide to Council a high level of expertise in the areas of Property Valuation and Compulsory Acquisition. Individuals providing Property Services • must have experience, and qualifications if applicable, in the range of services; and • must have experience in the acquisition of property by both private treaty and statutory processes in a local government environment. Individuals providing Valuation Services must be registered under the Valuers Registration Act 1992. Individuals providing Real Estate Services must be licensed under the Property Occupations Act 2014.
