Overview Services Australia is inviting tenderers to submit a Proposal for the provision of leased office accommodation at Brunswick Heads, NSW, for use as customer service delivery accommodation. About Services Australia provides Medicare, Centrelink and Child Support payments and services, including family assistance. Scope The scope includes: Provision of high quality, air conditioned, carpeted, customer service delivery premises ranging from 450 to 600 square metres NLA Preference for the premises to be located on the ground floor, or for the ground floor component of the premises to have a preferred minimum net lettable area of 400 square metres A minimum of eight car parking bays is highly desirable, including two secured and covered car parking bays for staff, and six customer car bays (with two of these being accessible car bays located on ground level in close proximity to the entrance) Space for an optional additional five customer car bays may be considered if available, but is not a requirement Premises to be located within the suburbs of Brunswick Heads, New Brighton, Ocean Shores, South Golden Beach and Mullimbimby, within commercial and retail precincts with good access to public transport and car parking Premises may be existing or a build in progress, provided stated timeframes can be met Minimum Grade 'A' office building design, based on 'A Guide to Office Building Quality' (Property Council of Australia) Contract Terms and Conditions Lease term of either seven years with two options of three years each, or ten years with two options of three years each The area may be altered by plus or minus 15% at the agency's discretion Timeframe for delivery as defined in the Project Documentation Contractor Requirements Conditions for Participation The Building Code 2016 (or, if the Building Code 2016 no longer exists, any code which has replaced it) applies to this project The Australian Government Building and Construction WHS Accreditation Scheme established by the Fair Work (Building Industry) Act 2012 (Cth) may also apply to this project. If the Scheme applies, persons contracted to carry out the building work must be accredited under the Scheme at the time of entering into the contract for the building work and while the building work is being carried out.
